We strive to provide each of our clients and their tenants with proficient, punctual, and courteous service. We have the latest in property management software to send you various reports regarding your investment. We treat all clients and tenants with the respect and dignity they deserve.

Preparing Your Property

We will meet with you in person, via phone/email, or any way that best suits your schedule, to evaluate your property and make recommendations to prepare your property for lease.

We will coordinate the completion of any maintenance or repair items, with your approval, using qualified vendors to ensure all work is completed.

Advertising

We advertise all of our listings in Multiple Listing Services (MLS), as well as our network of sites which includes Yahoo, MSN among others. We also have designed Email Marketing Campaigns specific for each property that lets the Real Estate Agents in the area know your property is on the market. There isn’t any upfront cost to our clients for marketing their property.

Determining the Monthly Rent Amount

We will do a Comparative Market Analysis (CMA) to determine the optimal monthly rental amount for your property utilizing a wide range of professional resources.

Thorough Screening of Applicants

We will thoroughly review each prospective tenant’s rental and credit history, including prior evictions, broken leases, and criminal background checks.

We will review credit (past collections, judgments, and current liabilities), verify current employment and verify income as well as contact applicants’ previous landlord(s) to verify payment history and condition of property.

New Tenant Move-in

We will prepare all rental and lease agreements utilizing NJ Association of Realtors approved forms and can customized those upon each properties unique criteria. We will then collect the first month’s rent and security deposit in the form of a cashier’s check or certified funds prior to your tenant’s move-in.

After Tenant Move-in

We will have your tenant complete and sign a “Statement of Condition” report verifying the condition of the property at the time of his or her move-in. We will also instruct your tenant regarding rental payment terms and required property maintenance.

Maintenance

We use our own network of maintenance vendors to provide the best quality maintenance for your property in a timely matter. As a benefit to you, you don’t have to pay the inflated rates charged by other maintenance companies, and you don’t have to wait for them to fit you in their schedule. Because they work closely with Century 21 Cedarcrest Realty, they will always be able to perform maintenance on your property at first available time.
